VIC

Forgetting it's due at settlement

Stamp duty must be paid within 30–90 days of settlement (varies by state). Budget for it early — it's a significant upfront cost.

Using the wrong state's rates

Stamp duty is based on the state where the property is located, not where you live. Cross-border buyers must use the property's state rates.

Ignoring the dutiable value

Duty is calculated on the higher of the purchase price or the property's market value. A 'bargain' price doesn't always mean lower duty.
