How Stamp Duty Works in Australia
Understanding transfer duty on property and vehicle purchases
Stamp duty on property is calculated using tiered brackets. Each portion of the property value is taxed at the rate for that bracket.
Duty = base + (value − threshold) × rateVehicle stamp duty is typically a flat percentage of the vehicle's market value. Some states use tiered rates for more expensive vehicles.
Duty = vehicle value × rate (3% in NSW)State-by-State Stamp Duty Rates

Common Stamp Duty Mistakes
Avoid these costly errors when budgeting for stamp duty
Stamp duty must be paid within 30–90 days of settlement (varies by state). Budget for it early — it's a significant upfront cost.
Stamp duty is based on the state where the property is located, not where you live. Cross-border buyers must use the property's state rates.
Duty is calculated on the higher of the purchase price or the property's market value. A 'bargain' price doesn't always mean lower duty.
Many concessions require you to move in within 12 months and live there for a set period. Missing these conditions can mean repaying the concession.
