Editable Pricing
Set your own base rate, labor rate, and tax rate — works for any currency and any market worldwide.
Used by: homeowners planning window replacements, builders costing new construction, architects comparing specifications, and property developers estimating renovation budgets. Set your currency, adjust the base rate to match your local market, set labor costs for your area, and configure the tax rate — the calculator instantly computes the total price. Works equally well whether you're pricing in USD, GBP, EUR, INR, or any supported currency.
How Is the Window Price Calculated?
Transparent formula breakdown for every estimate
The calculation multiplies your window area by your base rate (which you set in the Pricing Rates section), applies multipliers for style, glazing, color, and security, then adds component costs and waste. Labor is added for supply+fit mode at your set labor rate, bulk discounts are applied, and tax is calculated at your configured tax rate.
Area
Area (m²) = (Width mm × Height mm) ÷ 1,000,000
Bay/bow windows multiply area by 1.5× to account for projection. Imperial inputs (ft) are converted to mm internally.
Base Price
Base = Area × BaseRate × Style × Glazing × Color × Security
The base rate is set by you in the Pricing Rates section — adjust it to match your local market. Style multipliers range from 0.8× (fixed) to 2.0× (bay). Default base rate is $260/m².
Components
Supply = (Base + Cill + Vents + Hardware + Pattern) × (1 + Waste%)
Cill cost is per linear metre of width. Hardware and glass patterns add per-window or per-m² costs. Default waste factor is 5%.
Total
Total = (Supply + Labor) × Qty × (1 − Discount) × (1 + Tax%)
Labor only in Supply+Fit mode, at your configured labor rate. Bulk discounts: 3% at 5+, 7% at 10+, 10% at 20+ windows. Tax is applied at the rate you set — 0% for US, 20% for UK, or any custom rate.
Worked Example: White Casement, 1200×1200mm, $260/m² Base Rate, 0% Tax
- Area = (1200 × 1200) ÷ 1,000,000 = 1.44 m²
- Base = 1.44 × $260 × 1.0 × 1.0 × 1.0 × 1.0 = $374.40
- + Cill ($8/m × 1.2m) = $9.60 + Trickle Vent = $12 → $396.00
- × 1.05 waste = $415.80 (no tax at 0% rate)
Window Styles & Cost Multipliers
How your style choice affects the final price
Each style has different manufacturing complexity and hardware requirements. Casement is the baseline (1.0×). Sash and tilt & turn cost more due to intricate mechanisms. Bay and bow windows are the most expensive, requiring structural framing and projection work.
| Style | Multiplier |
|---|---|
| Casement | 1.0× |
| Tilt & Turn | 1.3× |
| Sash | 1.5× |
| Bay / Bow | 2.0× |
| Fixed | 0.8× |
| French Casement | 1.4× |
Glazing Options & Energy Efficiency
Single vs double vs triple — costs, U-values, and savings
Double Glazing (A+)
- U-value: 1.2–1.4 W/m²K
- Multiplier: 1.0× (baseline)
- Argon-filled cavity with Low-E coating
- Reduces heat loss by ~50% vs single glazing
- Meets building regulations worldwide
Triple Glazing (A++)
- U-value: 0.8–1.0 W/m²K
- Multiplier: 1.25× (+25% cost)
- Three panes, two argon-filled cavities
- Additional 30–40% less heat loss vs double
- Superior noise reduction for urban locations
Upgrading from single to double glazing saves approximately $30/m²/year in heating costs (US). Triple glazing saves ~$42/m²/year but costs 25% more upfront — typically paying for itself in 10–15 years. Enable the Existing Glazing dropdown in Advanced Options to see your personalized estimate.
Common Mistakes When Pricing Windows
Avoid these errors for an accurate budget estimate
Most Common Error: Measuring the existing frame instead of the brick-to-brick opening. Always measure the structural opening in 3 places for width and height, and use the smallest figure. Adding extra for "fitting tolerance" leads to ordering windows that are too large.
Forgetting installation costs
Supply-only prices exclude removal of old windows, installation, sealing, and waste disposal. Toggle 'Supply + Fit' to see the full installed cost — installation typically adds 60–80% to the material cost.
Ignoring building regulations
Replacement windows must comply with local building codes for thermal performance and ventilation. Single glazing does not meet current regulations in most countries. Always use a certified installer.
Choosing based on price alone
The cheapest quote is rarely the best value. Consider energy ratings, warranty length, hardware quality, and security certification. A small saving on a window that fails in 3 years is a false economy.
Not budgeting for access equipment
Upper-floor windows, especially bay windows, may require scaffolding or access towers. This typically adds £200–£500+ ($300–$800+) to installation costs — not included in the calculator.
Key Considerations & Pro Tips
Getting the best value from your window investment
Always get 3+ quotes
Use this calculator to establish a baseline, then get at least 3 formal quotes. Prices can vary 15–25% between suppliers for identical specifications.
Prioritize energy rating
An A++ rated window costs ~25% more upfront but saves 30–40% more energy. Over a typical 20–30 year lifespan, the savings far outweigh the premium. Look for the energy rating label.
Check warranty terms
Standard UPVC warranties are 10 years on profile and glazing unit. Ensure hardware (hinges, handles) carries the same duration — some warranties exclude moving parts after 1–2 years.
Understand profile thickness
UPVC profiles come in 60mm, 70mm, and 80mm systems. The 70mm 5-chamber system is the current standard — best balance of thermal performance and cost. Older 60mm systems are less efficient.
Plan for maintenance
White UPVC requires minimal maintenance. Coloured foils (anthracite grey, rosewood) are durable for 10–15 years but may fade slightly on south-facing elevations. Dark frames need expansion allowances.
Important: These estimates are for budgeting purposes only. Actual prices depend on your specific location, access requirements, and installer rates. The calculator provides a reliable baseline — always confirm with a professional installer before placing an order. Prices updated for 2026.
